This service is favoured mostly by our experienced landlords who have plenty of time and knowledge to handle any eventuality that crops up throughout the tenancy. We strongly advise that you have a good knowledge of current legislation to ensure that you do not leave yourself vulnerable. However, we are always here to help all our landlords whenever you need us.

We believe that this service should be offered within your local branch as this offers the most flexible, reactive service to your tenants. If you have opted for our Full Management Service, you will benefit from this as standard and your tenants will either call us to report their issues or can use our online 24/7 facility. Although you will not be dealing with these issues yourself, we believe in keeping you informed and well advised of the situation and will always seek your authorisation and approval of works and costs prior to them being carried out. However, in some, very rare circumstances where we cannot contact you and where we deem the situation to be an urgent one and detrimental to your property and/or tenants, we may make the decision on your behalf.

We operate a priority rating for all maintenance that is reported to us and aim to meet the timeframes below wherever possible:-

P1 – timeframe within 24 hours. An urgent/immediate repair required, eg boiler breakdown in the middle of winter, excessive leak or burst pipes.
P2 – timeframe within 48 hours. A fairly urgent repair eg appliance failure
P3 – timeframe within 5 days. A non-urgent repair eg a slow dripping tap

We welcome landlords who have their own maintenance and repair cover through external companies and are more than happy to liaise with them directly on your behalf. All we ask is that you provide us with your policy details so that we are prepared to act with minimal inconvenience to yourself.

Our Property Management Service also covers regular inspections of your property. Generally these are conducted every four months. We will compile our report based the cleanliness of the property, the decorative condition, external condition, maintenance issues and checks on any unauthorised occupants or pets. We will make recommendations and provide quotations if applicable. If any breach of tenancy is identified then this is followed up with an appropriate formal letter to your tenant and another inspection booked to ensure compliance has been followed.
We believe in the importance of keeping a well maintained and safe home for your tenants, to achieve longevity with their tenancy and to ensure your property maintains or increases it’s value. Happy tenants general pay their rent on time and look after their home.
We use only trusted, reliable, competitively priced and fully insured contractors, fully qualified depending on the service they are providing.

We are happy to provide details of our contractors to landlords who wish to arrange their own maintenance directly.
Gone are the days when it was acceptable to jot down on a piece of paper a list of what is included in a property. Although providing an inventory is not a legal requirement, we strongly advise that a schedule of condition is conducted with full photographic evidence at the start of each new tenancy and a final/check out inspection is conducted at the end of tenancy to provide clarity and minimal consequences to you as a landlord in the event that a dispute is raised. Deposits can be much more effectively handled utilising these reports that are neither biased toward tenants or landlords. In fact we use an independent third party company for completely non biased report.
