Block Management

We have a wide range of Block Management related services, many of which are included as standard in our fee. However, we understand that not every block is the same and will require the same amount of looking after. That’s where we are different. Our company ethos is to provide the best possible personal, yet professional service to all our and to meet their expectations and individual requirements. We believe in being completely transparent with our fees and services, so you know exactly what you are getting for your money.

We also offer great flexibility and understand that some owner occupiers like to be hands on and take an active role in the management of their communal areas.  We promote good, long term relationships where we have one goal and that is to ensure all needs are met and the communal areas are kept well maintained and compliant with latest legislation.

If you are currently with an agent and they are not meeting your needs, then come and talk to us. Don’t put up with paying for a service you are simply not getting. If they are really not performing as contracted and are therefore in breach of your agreement, then waste no time to get the ball rolling and terminate the relationship. Alternatively, if you just think a change is due, then we will be happy to take over at the end of your current management arrangement.

Generally there are three simple steps to coming over to Page & Co for your Block Management:-

Step 1 – The initial discussion. This can take part either in our offices, on site or at a management committee meeting, usually with one or two of the Directors. This meeting is basically a fact finding exercise for both parties to ascertain what service is expected. We will go through our questionnaire to get a good understanding and will then create a bespoke proposal for you along with our Terms of Business

Step 2 – Fine tuning. Once you have gone through the proposal and Terms of Business, have a clear understanding of our terms, any amendments are made and everyone is happy, the relevant people sign our Terms of Business and we will request that certain paperwork is provide to us, ie accounts, planned works, copies or leases etc

Step 3 – Sit back and relax. We take over the management and you can be assured that you are in safe hands

  • Arranging general maintenance of all communal arears internally and externally
  • Arranging management of Fire Safety
  • Regular site inspections with reports
  • Maintaining up to date records of all occupants
  • Obtaining tenders and overseeing major works
  • Issuing Section 20 consultation notices
  • Arranging and overseeing of minor works including cleaning, electrical, landscaping
  • Issuing invoices and collection of Service Charges
  • Managing arrears
  • Ensuring that full and adequate insurance is in place and fit for purpose and sourcing competitive quotations upon renewal
  • To attend all meetings associated with the block including AGM (no charge for out of hours)
  • Providing 24/7 emergency call out number
  • Arranging accountancy services
